One Bernam Condo Prime District 2 Condo coming to you soon

Back in 2019, URBAN Redevelopment Authority tenders for a 99-year leasehold private housing sites on Bernam Street drew four bids. The top bid of $440.9 million came from Chinese developer Hao Yuan Investments, and translates to a land cost of $1,463 psf per plot ratio (psf ppr).

The second highest bid came from Hongkong Land and MCL Land, with Far East Organization in third place followed by Chinese developer CSC Land and partners.

With a maximum gross floor area (GFA) of 301,403 sq ft, the new project on Bernam Street could yield some 325 residential units with commercial space on the first storey.

Bernam Street site enjoys good locational attributes, given its proximity to two MRT stations – Tanjong Pagar MRT station and the upcoming Prince Edward MRT station – as well as its location within the CBD.

Sky Everton, a 262-unit freehold project, which is nearby has seen a strong sales till date with 84% sold. Based on caveats lodged to date, the average transacted price achieved at Sky Everton was around $2,674 psf.






Nearby 99-year leasehold private residential properties in the Tanjong Pagar area that could have been used as references by bidders include Skysuites @ Anson and Altez.

Irwell Hill Residences Prime District 9 Condo coming to you soon

The second-highest bid, from a consortium comprising Far East Organization, Sino Group and Sekisui House, came in at S$560.1 million or S$1,453.37 psf ppr. Frasers Property Jade bid S$527.98 million or S$1,370.01 psf ppr. The lowest bid, from Winvale Investment, was nearly S$409.89 million or S$1,063.60 psf ppr.

The 137,632.6 sq ft site at Irwell Bank Road is in prime District 9 and has a maximum gross floor area of 385,379.9 sq ft. The new development is expected to yield about 445 units. The site is close to the upcoming Great World MRT Station on the Thomson-East Coast Line, Great World City shopping mall, and the Orchard Road shopping belt.

“The median transacted prices of 99-year leasehold condo in the vicinity range between $2,680 psf and $2,860 psf. With a land rate of $1,515 psf ppr for the Irwell Bank Road site, the developer could earn a reasonable profit if the future condo on this site is launched at the current condo prices,” says Mak.
